How property valuation works and how to set an asking price in Uruguay
Any owner can ask whatever price they like. But if the goal is to sell, the price has to match the market. This is how we get to that number.
What a valuation looks at

Four different numbers
- Cadastral value ("valor catastral"): set by the National Cadastre, used for taxes. Not the market value.
- Valuation: a professional estimate of what the market would pay today.
- Asking price: what the owner asks. It starts from the valuation but also reflects strategy.
- Closing price: what is finally paid after negotiation.
A common mistake is pricing by looking only at listings - those are asking prices, not sales.

- Analyse the real competition: what's listed, for how long, and what sold.
- Set a realistic starting point.
- Go to market with strong presentation: photos, full video, clear description.
- Measure the response: enquiries, viewings, feedback.
- Adjust in time if needed - the first weeks are the most valuable.

Frequently asked questions
Is the cadastral value the same as the market value in Uruguay?
No. The "valor catastral" is set by the National Cadastre and used as the base for taxes such as ITP. A valuation estimates what a buyer would pay today. They can be very different.
Who can value a property in Uruguay?
For a sale, usually a professional who knows the local market. Law No. 20,380 (2024), which regulates real estate operators, includes performing appraisals among their rights. For a mortgage, the bank carries out or commissions its own valuation.
Should I list higher to leave room for negotiation?
A price well above the market usually cuts enquiries and viewings in the first weeks, when the best-informed buyers appear. It works better to start with a well-researched price and measure the response.
