A property listed for months without interest is a clear sign something isn't working. It usually has an explanation - and owners who live abroad often find out late, because nobody tells them.
The 5 most common causes
- Price out of line with the market - set from listings (asking prices, not sales), from values of a few years ago, or with a big negotiation margin that scares buyers away.
- Presentation - photos and video decide whether someone books a viewing. An empty, closed or untidy property shows badly.
- No strategy or follow-up - listing is not selling. The first weeks matter most: that's when the best-informed buyers appear.
- Paperwork - title not in your name, unfinished probate or debts stall serious buyers.
- An underlying issue - a construction defect, noise, no parking where everyone wants it, or lower demand in the area. It has to be said clearly and the strategy adjusted.

There's no single number. It depends on price versus the market, the area, the property type, its condition and presentation. What you can measure is the market's response in the first weeks - if there are no enquiries or viewings, something needs adjusting.
Is lowering the price the only fix?
No. Before touching the price, review the photos, video, description, the property's condition and where and how it's being marketed.
What paperwork do I need ready to sell?
At minimum, title in your name, probate completed if inherited, and property taxes and building fees up to date. The escribano will indicate the rest.
